Data licence
Version 1, September 2026. How you may use the data on Homedex, its API and its MCP connector.
Free use
You can use Homedex data for free:
- in AI assistants and search engines that answer people's questions, including quoting and linking to it;
- for your own home search or other personal use;
- for research, journalism and teaching;
- in non-commercial apps and websites.
When you show it, say it's from Homedex and link to the page it came from. Also show the credit for any public data in it (below). Every API and MCP response includes the right text.
Commercial use
Copying Homedex data in bulk, or building it into a product or service you charge for, needs a commercial licence from us. Email hello@homedex.uk with what you'd like to build. The fees pay Homedex's running costs, which keeps listing free for estate agents.
A commercial licence covers listing data, listing history and our area figures. Photos may only be shown alongside the listing they belong to. Sold-price addresses from HM Land Registry can't be resold in bulk (Royal Mail and Ordnance Survey own those address rights): get Price Paid Data straight from HM Land Registry instead.
What nobody can do
- Use it to collect leads or contact details, or to contact home-sellers.
- Call our figures a valuation. Sold prices are not RICS valuations.
- Say a home is still for sale without checking: listings change daily. Link to the Homedex page or the agent.
- Remove the credit line.

No guarantee
Homedex shows what estate agents publish and what public records say. We work to keep it right, but we can't promise it's complete or error-free. Check with the agent before you rely on it.
Changes and code
If we change this licence, we'll publish the new version here with its date. Our API client, schema and MCP packages are open source under the Apache License 2.0. Homedex is run by Ink One Ltd.
